Selling a home or commercial property requires you to keep track of many things and make many decisions. National Home Inspections & Mold Services is dedicated to helping you free up time so that you can focus on other elements of the sale. By making our seller home inspections process thorough and straightforward, we can offer sellers peace of mind. Our InterNACHI certified inspectors will provide sellers with superior, unbiased reports on the property. If you’re in the South Florida Region and you are selling a residential or commercial property, then let our client focused inspectors make your job a little easier.
Why Does a Seller Need an Inspection?
As a seller, you may want to show prospective buyers that the property has been professionally inspected. An unbiased, in-depth seller home inspections report can be a huge selling point to buyers. A seller that has already taken the initiative and hired a certified inspector can reassure potential buyers that you are open and honest about the property, making a sale more likely.
Our detailed reports provide you with a clear look at all the features of the home so that you can make a fully informed decision. We’ll show you which features need to be addressed and which may be optional. This gives you the opportunity to make changes before involving any buyers, lowering potential repair costs. In addition, we can help guard you against liability in the future as we will often identify trouble spots that other inspectors have missed.
You can be confident that your inspectors will follow the highest industry standards. Our inspectors are certified by the InterNACHI and are dedicated to improving their craft with the most up to date information. And because our reports are professional and unbiased, they can carry more weight than if the inspection was provided by non certified individuals or a well intentioned friend or relative.
The Inspection Process
There are a number of inspection services that we offer, depending on your specific needs. Our inspectors will survey your property from top to bottom, inside and out. We will visually examine each section of the building, including:
- 4 Point Inspection: This includes the Roof, Plumbing, Wiring, and HVAC (Heating, Ventilation, and Air Conditioning)
- Interior, Exterior, Doors, and Windows
- Wind Mitigation: This tests the building and its components for durability against wind or for damage caused by the wind
- Water Quality: We test for bacteria, lead, and other waterborne threats
- Mold and Air Inspection: We check the home for mold or risk factors of mold
- Termite Inspection: We look for signs of insects or damage by WDO (wood destroying organisms)
- Pool or Additional Structures: Any additional structures or features on the property will also be inspected
The inspection process may take a few hours in order to provide the best service possible. The inspection elements you choose and the size of the property will determine the final duration.
We will give you the full, easy-to-read report so that you can continue the selling process fully informed and better prepared. Once you have the certified report, you can use it to assure prospective buyers that the residential or commercial property has been thoroughly and professionally inspected.
Who is Present at an Inspection?
As the seller, it can be useful for you and/or your agent to be present while the property is inspected. This is an excellent opportunity for you to ask any questions that you may have, keeping you more informed. Because our inspectors may need to concentrate during certain portions of the process, it’s a good idea to keep most non-essential questions until they have finished.
The Cost of a Seller Home Inspections Report
Several factors can help determine the final cost for an inspection of a residential or commercial property. The size of the property being inspected as well as the services requested can alter the final cost.
