South Florida Home Inspection Report
Whether you’re buying or selling your residential or commercial property or you’re trying to get insurance coverage on your home or office, a 4 Point Inspection may be necessary. This type of inspection is one that covers the four main areas of your property: the roof, electrical system, plumbing system, and the HVAC system (Heating, Ventilation, and Air Conditioning). Any problems in these area may impact your insurance.
Some insurance companies will require a 4 Point Inspection in order to provide coverage at all or to provide coverage at a discounted rate. The certified inspectors of National Home Inspection & Mold Services are trained in the specific requirements for a 4 Point Inspection. The typical information found on a home inspection provides more information that the insurance companies need, so the 4 Point Inspection focuses on four main areas.
The 4 Point Inspection Process
- Roof: Our report will include the age and general condition of the roof. We’ll look for more than average wear and tear, leaks and damage, potential trouble spots, and how much more use can be expected from it.
- Electrical System: Our report will include the size and scope of the property’s system. We’ll look for damaged wires, poor connections, and potential trouble area along the system. Out of date, worn, or potentially hazardous materials will be noted. In addition, we will take note of any improvements or upgrades that the electrical system has received.
- Plumbing System: Our report will include the various materials used throughout the plumbing system. The strength of the connections to the home’s plumbing appliances will be checked as well as the hot water heater. Our inspectors will look for wear and tear, leaks, or possible trouble spots. We will take note on any improvements or upgrades that the plumbing system has received.
- HVAC: Our inspectors will check the age of your heating, ventilation, and air conditioning system. It will be tested for efficiency and safety. We’ll make note of any current trouble spots throughout the HVAC system and we’ll look for any areas that could wear down in the near future.
